In Polk County's conditions — 54 inches of annual rainfall, high UV exposure from May through September — semi-transparent penetrating stain on horizontal deck boards typically holds 2–3 years before needing a maintenance coat. South-facing surfaces exposed to direct afternoon sun may need attention at 2 years. Shaded deck areas can sometimes go 3 years. The test: sprinkle water on the surface. If it beads, protection is active. If it soaks in immediately, it's time to restain.
Railings and vertical surfaces hold stain longer — typically 4–5 years — because they shed water quickly and aren't subject to the pooling and UV concentration that horizontal surfaces face.
If your deck stain is in good condition but needs refreshing, a light clean and maintenance coat is all that's needed. If the previous stain is peeling, flaking, or applied in a heavy solid-color formula that has failed, stripping is required before restaining.
